Where to start?
In order to help design the perfect home, we need to visit your lot and determine any constraints or assets we need to consider avoiding or utilizing. We will spend some time talking about your family's lifestyle and needs. We will go visit a couple of houses in various stages of construction and finish so you can get a visual of sizes and designs. Finally we get to the hard stuff. You can't skip the money conversation. The budget will play an extremely important role in the design and finish of your project.
How do our construction projects work?
All of my projects are built strictly on a cost plus basis. I spend a great deal of time determining an estimate for your project. After signing a contract and receiving the retainer, we will get to work for you. At the first of the month you are going to get a bill summarizing the materials purchased and deposits made along with all of the invoices for every item on your project along with the associated management fee. We maintain separate checking accounts for each individual project. This is a great deal of extra work but we like the detail.
Are you an out of town client?
No worries. 90% of my clients are from out of town. We have developed a weekly report of accomplishments, set backs and goals that is emailed on a weekly basis along with several photos of such. This gives you the opportunity to keep an eye on things and later all the photos can be put on disk for video slide show of your project.
When is the best time to start?
Yes, please
We don't believe there is a best time. Our preference is not a dead of winter start due to frozen ground but who knows we have had to work around it in the past.
How long does it take to build in the High Country?
Generally, we would say 10 -16 months depending on many factors including permits, plans, and site prep and weather.
If you do not have a septic and well permit, this should be done immediately with or without plans. These permits can take 6-12 weeks to obtain.
Keep in mind that it will take 2-4+ months to get your custom plans drawn and finalized before you can even get a building permit. We have to have the septic and well permit in hand to obtain this permit to build.
Heard of mountain time?
No worries if you know what to expect. Folks from our area tend to allow their workers to go hunting and fishing sometime during the season. Fourth of July week, Thanksgiving and Christmas to New Year's are usually pretty quiet around the jobsite. This is encouraged so workers can spend quality time with their families and get refreshed all around. This allows for fewer unexpected absences. We take every job with priority and attack with urgency and integrity. This is part of our work ethic and commitment.
What is the Cost to build per Square Foot?
This is an extremely difficult question to answer. Every house we build is different. I could build the same design of a home for two different people and the costs could fluctuate more $100 per square foot based on the client's interior finish decisions. Further more, the costs of excavation, well, septic and foundation style can also drastically impact the figure. We will do our best to give you a Guesstimate based on similar projects recently completed if possible.
